Walk the house in a deliberate order, record what you observe, and rank fixes by safety, comfort, cost, and certainty.

Walk in a fixed order

Outside envelope, attic or roof access, heating and cooling equipment, water heating, then rooms. Write what you see: drafts, insulation gaps, filter condition, unused rooms. Photographs help later quotes stay honest.

Rank before you buy

Safety and combustion issues come first. Then comfort problems you can verify. Cost and certainty come last so a cheap gadget does not outrank a known leak. The output is a work list, not a shopping cart.
